If your loan is approved, a quotation will be issued which will include the loan amount, bond term, interest rate and legal conditions.
Once the bank receives your signed quotation, they will appoint an attorney to proceed with registration of the bond. Registration usually occurs within 12 and 16 weeks.

These fees are charged for ensuring that the bank’s mortgage bond is registered, and transfer of ownership takes place.
It is a tax that is payable to SARS and is based on the purchase price or value of the property. This fee is applicable on properties bought or valued for more than R1 000 000.
This is a fee charged by the bank for processing of the bond application.
Financed Linked Subsidy Programme. FLISP is a housing subsidy for first-time home buyers to assist with purchasing a home. The subsidy is paid to your bank or financial institution and will reduce your monthly loan instalments, making it more affordable to buy a home. The bond registration process begins once you have accepted the bond approval from the relevant bank/financial institution. The bank/financial institution will now appoint a bond attorney to register the bond for the property in your name. If applicable, you will also need to pay the attorney a bond registration fee. You can use the Bond Calculator to calculate an estimate of your bond fees.
The signed bond documents are then sent to the bank and the bank will issue a proceed to register at the Deeds Office. The Deeds Office usually takes 8 to 10 working days to register the new title deed in your name. The title deed is kept by the bank for safekeeping until you have paid off the home loan.
This service fee is for the cost of maintaining your home loan account.
